United States, September 26, 2026 -- While most high school students are balancing homework and after-school sports, Audrey Lippe, 18, is also managing client advertising budgets, analyzing conversion data, and building AI calling systems.

What began as a single TikTok campaign for a family friend's real estate listing has grown into a full-service operation. The firm, AOL Digital, now manages paid media for multiple clients, including Google Ads, Facebook advertising, and geofenced display campaigns.

Geofencing accounts for a significant portion of the firm's work. The technology serves ads to mobile devices within a defined geographic radius, allowing clients to target potential customers near open houses, competing brokerages, and other relevant locations. Campaigns are paired with conversion tracking and performance reporting.

“The geofencing piece is what made it different from just running ads,” said Mark Schellhase with Venture Lending, one of her clients.

In addition to media buying, Lippe handles reporting on cost-per-lead, conversion rates, and return on ad spend, metrics she uses to adjust targeting and creative.

“I wanted to build something where I could see if it worked,” Lippe said. “If the cost per appointment goes down or the appointment rate goes up, that's the signal.”

In the summer of 2025, the scope of work shifted when a brokerage client asked whether outbound prospecting calls could be automated.

Rather than licensing a single platform, Lippe built a system from separate components. The stack includes a CRM, an outbound dialer, a telephony provider, and a large language model paired with real-time speech-to-text and text-to-speech services.

The development focused on two issues: latency between responses and voice quality. Lippe said she tested several voice models and ran A/B tests on scripts and tone, ultimately selecting a female voice model tuned for broader emotional range. She revised call flows and objection handling more than 200 times during testing.

Following deployment, the brokerage reported a 225% increase in set appointments compared to the prior two-month period, according to Lippe.

The project marked the firm's first custom technology build, moving beyond managed advertising into operational tooling for clients.

Lippe continues to operate AOL Digital while attending high school and competing in lacrosse. The firm remains active with a small roster of real estate and local business clients and is based in San Diego.
